Project Profile
Avant by Altea
Project Overview
Avant by Altea is a private, world-class fitness and wellness club in the heart of Yorkville. Every inch of the space reflects sophistication and performance — from the marble spa areas to the high-energy fitness zones. Graydor Flooring was selected as the prime flooring contractor to execute a highly complex, multi-material installation under tight timelines in an active downtown environment.

Unique Challenges
Urban logistics – limited on-site storage, downtown access, and active commercial tenants above and below.
Ongoing design changes – constant coordination with architects, designers, and client team.
Water and moisture management – complex detailing for pool decks, steam rooms, and change rooms.
Acoustics management – required high-performance assemblies to control vibration and noise in loud gym areas over occupied commercial spaces.
Sequencing in tight spaces – multiple trades operating simultaneously under compressed timelines.
Intricate finishes – over 5,000 sq. ft of custom-cut tile to match precise patterning and designer intent.
Aggressive project schedule – required overlapping phases and proactive problem-solving.
Custom Solution Highlights
Cycle Studio
Creating the perfect floor for the spin studio demanded multiple iterations to balance structure, stability, and acoustics. Graydor engineered a layered solution consisting of two sheets of ¾” fire-rated plywood, a 15 mm acoustic rubber underlay, and a 10 mm rolled rubber sports surface — producing a floor that was perfectly level, resilient under heavy stationary bikes, and acoustically isolated from adjacent spaces.
Main Fitness Area
Because electrical conduits could not be buried in the slab, Graydor developed a custom method to integrate them seamlessly into the floor system. The team sloped and feathered the substrate up to the conduits, then precisely routed the back of the thick compression-fit rubber tiles to conceal the conduits while maintaining a flush, level surface.
Custom Tile Work
Large-format porcelain slabs, marble, and mosaic tile patterns required extensive layout coordination and custom cutting to achieve exact alignment across multiple rooms and transitions — a true test of craftsmanship and precision.
